Complete Fee Structure

1. DLD Transfer Fee: 4%

The Dubai Land Department charges 4% of the property purchase price as a transfer/registration fee. This is the primary government fee.

  • Split varies: typically buyer pays full 4%, though some developers cover 50%
  • Payment: manager's cheque or bank transfer

2. DLD Admin Fee: AED 580

A fixed administrative fee charged by the DLD for processing the transfer.

3. Registration Trustee Fee

  • Properties below AED 500,000: AED 2,000 + 5% VAT = AED 2,100
  • Properties above AED 500,000: AED 4,000 + 5% VAT = AED 4,200

4. Mortgage Registration Fee (if applicable)

If you're financing with a UAE mortgage:

  • 0.25% of the loan amount + AED 290 admin fee

5. Real Estate Agency Commission

  • Typically 2% of property value + 5% VAT
