Dubai DLD Fees & Transaction Costs: Complete Breakdown
When buying property in Dubai, the 4% DLD transfer fee gets all the attention — but it's not the only cost. Here's a comprehensive, transparent breakdown of every fee and cost involved in a Dubai property purchase.
Complete Fee Structure
1. DLD Transfer Fee: 4%
The Dubai Land Department charges 4% of the property purchase price as a transfer/registration fee. This is the primary government fee.
- Paid at the time of ownership transfer
- Split varies: typically buyer pays full 4%, though some developers cover 50%
- Payment: manager's cheque or bank transfer
2. DLD Admin Fee: AED 580
A fixed administrative fee charged by the DLD for processing the transfer.
3. Registration Trustee Fee
- Properties below AED 500,000: AED 2,000 + 5% VAT = AED 2,100
- Properties above AED 500,000: AED 4,000 + 5% VAT = AED 4,200
4. Mortgage Registration Fee (if applicable)
If you're financing with a UAE mortgage:
- 0.25% of the loan amount + AED 290 admin fee
- Paid to the DLD at mortgage registration
5. Real Estate Agency Commission
- Typically 2% of property value + 5% VAT
- Paid by the buyer to the buyer's agent
- Note for Sofara ambassadors: Your 3% commission comes from the seller's side — it does NOT add cost to the buyer
6. NOC (No Objection Certificate) Fee
- Charged by the developer to authorize the transfer
- Ranges from AED 500 to AED 5,000 depending on the developer
- Emaar: AED 1,000-2,000
- Damac: AED 1,000-5,000
- Sobha: AED 500-1,500
7. Oqood Fee (Off-Plan Only)
For off-plan purchases, the DLD charges an Oqood (pre-registration) fee:
- 4% of property value (same as transfer fee, but paid at registration of the off-plan contract)
- This replaces the transfer fee — you don't pay 4% twice

How to Minimize Your Costs
- Negotiate developer fee absorption: Some developers cover 50% of the DLD fee during promotional periods
- Buy off-plan at launch: Lower prices = lower absolute DLD fees
- Cash purchase: Avoid mortgage-related fees (~AED 15,000-20,000 savings)
- Use the Investment Simulator: Model exact total costs before committing
