What "freelance" means in Dubai real estate
In Dubai, every broker card issued by RERA, the regulator attached to the Dubai Land Department (DLD), is linked to a licensed brokerage. There is no stand-alone broker card that lets a person sell property on their own. When people talk about a freelance agent, they usually mean an agent who is registered under a brokerage, works on commission only, and holds a visa that is not sponsored by that brokerage.
The second meaning is broader: someone who has a network of buyers and wants to earn from it without becoming a broker. That is the role of a referral partner or ambassador, which is how Sofara works.
Route 1: commission-only agent under a brokerage
- Hold a UAE residence visa. A freelance permit, a Golden Visa, a family or investor visa can all work, depending on the brokerage.
- Join a RERA-registered brokerage that accepts commission-only agents.
- Complete the DREI certification course (about four days) and pass the RERA exam.
- Receive your Broker Registration Number (BRN) and RERA card through the brokerage, renewed every year.
Expect a total of roughly AED 4,000 to AED 7,000 for the course, exam and card, on top of your visa costs. Commission-only agents usually keep a higher share of the agency commission than salaried agents, often 50% to 80% depending on the brokerage, but they carry their own marketing costs.
Route 2: earn as a referral partner, with no license
If you do not want to run viewings, negotiate or handle paperwork, the referral route is simpler. You introduce a buyer, and a licensed brokerage does every regulated step. With Sofara, the brokerage is Cevitas Real Estate LLC and you earn up to 3% of the property price when the sale completes, paid in AED.
| Commission-only agent | Sofara referral partner | |
|---|---|---|
| License | RERA broker card | None |
| Visa | UAE residence visa required | Not required |
| Start-up cost | About AED 4,000 to 7,000 | Free |
| Your role | Viewings, negotiation, paperwork | Introduce the buyer |
| Typical earnings per deal | Share of the 2% to 5% agency commission | Up to 3% of the price |
Many licensed agents use both: they close their own clients in Dubai and refer the ones they cannot serve. See how the UAE real estate affiliate program works.
How much a freelance agent can earn
On a AED 1.5 million off-plan apartment where the developer pays the brokerage 4% to 5%, the agency commission is AED 60,000 to AED 75,000. A commission-only agent keeping 70% would receive about AED 42,000 to AED 52,500. A Sofara referral partner on an Emaar or Sobha project earns 3%, that is AED 45,000, without carrying out the brokerage work.
Earnings depend on the volume of deals, so the first months are usually spent building a client base. Read more in our guide on how much real estate agents make in Dubai.
