What Qualifications Do I Need to Be an Estate Agent in Dubai?

Surprisingly few. Dubai does not require a university degree, a real-estate diploma, or prior industry experience to be a licensed estate agent. What it does require is a specific stack of UAE-issued credentials and a passing score on the RERA exam.

The 6 Mandatory Qualifications (RERA 2026)

  1. Age 21 or older — strictly enforced for Broker Card issuance
  2. Valid UAE residency visa sponsored by a licensed Dubai brokerage
  3. Emirates ID (active, non-expired)
  4. Clean criminal record — Good Conduct Certificate (from your home country or UAE police)
  5. DREI Certified Training — Certified Training for Real Estate Brokers (4 days, AED 2,500)
  6. RERA Broker Exam pass — 85% minimum, multiple-choice, English or Arabic

That's it. Hand all six to the Dubai Land Department and they issue your Broker Registration Number (BRN) and physical Broker Card.

What You Do NOT Need

  • ❌ A real estate or business degree
  • ❌ Previous sales experience
  • ❌ Arabic fluency (~90% of Dubai deals run in English)
  • ❌ A specific nationality (200+ nationalities currently licensed)
  • ❌ Capital investment (unlike opening your own brokerage)

Soft Skills That Actually Matter

The RERA exam tests legal knowledge, not selling. The qualifications you need to earn (as opposed to legally operate) are different:

  • A network of HNW buyers — diaspora, expats, or local clientele
  • Comfort with WhatsApp & video calls — primary client channel in 2026
  • Knowledge of Dubai master communities — Downtown, Marina, Palm, JVC, Dubai Hills, MBR City
  • Familiarity with major developers — Emaar, DAMAC, Sobha, Aldar, Binghatti
